Can one real estate website show listings from more than one MLS?

Often, yes. If you are a member of more than one MLS, one website can usually show listings from each, as long as every listing keeps the credit, disclaimers and display rules of the MLS it came from. On Savvy Studio, additional MLS feeds are available with the IDX add-on. Ask us about your specific MLSs before you sign, because rules and data access vary.

When you need more than one MLS

Agents near a market boundary, teams that cover two metro areas, and brokerages with offices in more than one region often belong to more than one MLS. Showing only one feed leaves part of your market off your site. A second feed fills that gap so buyers can search the homes you can actually help them buy.

What each MLS expects

Each MLS licenses its data under its own rules. Most require membership, an approved display, the MLS name or logo, a disclaimer, and limits on which fields and statuses can show. Those rules apply listing by listing, so a page showing homes from two MLSs still has to credit each one correctly. Your MLS staff can tell you what your agreement allows. On Savvy Studio, the editor keeps required attribution and disclaimers in place.

Steps to add a second MLS

  • Confirm your membership and IDX access with each MLS.
  • Tell us which MLSs you need so we can check feed availability.
  • Sign the Statement of Work that lists the feeds.
  • Review each MLS's credit and disclaimer on your live listing pages.
  • Add neighborhood pages for areas covered by the new feed.

What IDX includes on Savvy Studio

The IDX add-on is $99/month or $990/year plus a one-time $99 IDX setup fee. It includes live MLS listings, native search with a map where the feed supports it, listing detail pages on your own domain, neighborhood and listing grids, and saved searches. Additional MLS feeds are available; ask us for the details on adding one.

More questions, answered

Do I have to belong to every MLS I show?

In general, IDX access comes through MLS membership and an IDX agreement. Confirm the rules with each MLS before you plan your site around a feed.

Will listings from two MLSs show different disclaimers?

They can. Each MLS sets its own credit and disclaimer language, and each listing should carry the language of the MLS it came from.

How do I find out if my MLS is supported?
