Should an agent have their own website or use the brokerage site?

Most agents do best with both. Keep your profile on the brokerage site, since it adds credibility and is often required. Also run your own website on your own domain, because it builds your name, holds your neighborhood and answer pages, and stays with you if you change brokerages. Your own site still has to follow your brokerage's advertising rules.

What the brokerage site does well

A brokerage site has an established name and often its own listing search. Your profile there tells clients you are part of a real company. But it is usually one page among many, with a layout you cannot change, and it goes away if you move. It is a good business card, not a home base.

What your own site adds

  • Pages about the neighborhoods and clients you focus on.
  • Answer pages in your own voice for questions your clients ask.
  • Leads that go straight to your CRM, not a shared queue.
  • A domain and a body of work that move with you.
  • Control over design, photos and what you publish.

Rules to follow on your own site

Your website is advertising, so your brokerage's rules apply. Most brokerages and states expect the brokerage name to appear, and many have rules on logos, team names and license details. Listings must show the MLS credit and disclaimers. Check with your broker before you launch, and again before big changes. Savvy Studio keeps required MLS attribution and disclaimers in place when you edit.

More questions, answered

Will my own site compete with my brokerage's site?

It covers different ground. Your site focuses on you, your areas and your clients. Link to your brokerage profile and keep the brokerage name visible on your site.

Does my brokerage have to approve my website?

Many brokerages review agent websites or have written rules about names, logos and license details. Ask your broker what applies before you publish.

Can I show listings on my own site?

With IDX through an MLS you belong to, yes. On Savvy Studio, the IDX add-on shows live listings on indexable pages on your own domain.
